Positive: The location is incredible, with stupendous views over the lake from the well positioned balcony. Even though it is a little out of the way, there are still shops and decent restaurants in Tremosine that you can walk to. You can also easily access hikes nearby, or head down quickly into Limone for a larger down. Plenty of parking space if you're bringing multiple cars. The drives around here are exceptional, including the noted Strada della Forra, which is difficult but stunning.

Negative: While the location makes up for many shortcomings, I was extremely disappointed in the comfort levels of the place; it feels like very little effort has been put into making this a comfortable stay. The bedrooms are fine, but the living area just has one very uncomfortable sofa and a few awkward plastic chairs around a plastic table. The kitchen is moderately equipped (no dishwasher). The shower is on a short hose in a bathtub, so you can't even shower standing up. There's no free WiFi. It's a real missed opportunity, as the views make you feel like you want to spend more time in the property; with a few fairly small and inexpensive touches, this could be a really special place. However, it only really works as a base to explore the surrounding area for a few days instead of a relaxed longer sojourn.
